Argentina suffered a severe economic crisis in 2001 and 2002, causing real estate prices to drop substantially. Many astute foreign investors acquired real estate across the capital which quickly returned to its pre-crisis value. Real estate values continue to climb. Real estate in Argentina is purchased in US Dollars. There are is a low utilization of mortgages resulting in a more stable market.

Buenos Aires consists of distinctive neighbourhoods, or “barrios”, each with its own charm, energy and soul. Real estate prices differ between barrios and zones of the city, providing a range of exciting investment opportunities.

Palermo is the most subdivided barrio in Buenos Aires, consisting of Palermo Chico, Palermo Nuevo and Palermo Parque. The most interesting areas within Palermo, however, are the renowned Palermo Soho and Palermo Hollywood.

Palermo Soho has experienced rapid urban gentrification over the past ten years. Artisans and creative people moved to the area, followed by wealthier Argentines, helping to create the Soho we know today. Soho’s colourful, low-rise buildings and cobblestone streets add to the barrio’s unique charm. Soho is famous for its boutique stores, hotels, restaurants and vibrant nightlife.

Palermo Hollywood is one of the city’s foremost areas of gentrification and is experiencing the same boom that Soho enjoyed during the past few years. The barrio is home to some of the city’s top boutique hotels, restaurants and bars, including Home Hotel, Osaka and Olsen. Real estate values within the barrio are substantially lower than that of Soho, making investment and redevelopment opportunities even more attractive. 

San Telmo is Buenos Aires’s most traditional barrio, famous for its tango and colonial architecture. San Telmo’s proximity to Puerto Madero and the city’s financial district make it an interesting long-term investment option, although the barrio is not as well-established as other areas in Buenos Aires.

Puerto Madero is Buenos Aires’ answer to Canary Wharf, London.  Over the past ten years 1.5 million square meters of prime real estate has been built in Puerto Madero and another 339,826 square meters are due to be constructed over the next two years. Puerto Madero is home the world-renowned Faena Hotel + Universe designed by Philippe Starck. Real estate prices in Puerto Madero are the most expensive in South America.

Recoleta is regarded as the most genteel and established barrio in Buenos Aires, with its fine French and Art Nouveau architecture and wide leafy avenues.  Recoleta boasts world class shopping, refined cultural activities, fine eateries and a sophisticated café culture. Real estate prices within Recoleta are among some of the highest in South America.

Other redevelopment and investment opportunities can be found in areas such as Villa Crespo, Almagro, and Colegiales. While these barrios are not as established, real estate prices remain low.
